Florida is one of the current 21 United States that has enacted the remote online notary law effective January 1, 2020, as defined in Chapter 2019-071, Laws of Florida and through the Florida Administrative Code, 1N-7001. This new procedure minimizes the risk of delaying the completion of a real estate transaction due to the possibility of documents being mailed to a party to be completed and then returning with a missing signature or a mistake in the notarization. The notary remotely supervising the execution of documents has the ability to identify and correct any mistakes before they become a hindrance to the closing.

Requirements needed for the process:

• Speakers 

• Signers and witnesses are required to validate their photo ID through a trusted third-party identity verification service. -Signers must be able to receive and send messages to U.S.-based phone numbers to complete the ID validation. The ID validation text cannot be sent to third-party messaging services. iPhone® users must use Safari to validate their ID.
